Download as PDFInsolvency administrator Mr Peter Roeger from PLUTA Rechtsanwalts GmbH has announced welcome news in the KonzeptBau GmbH insolvency proceedings. The PLUTA team has found an investor for the construction project with 21 planned residential units on Erlanger Straße in Bayreuth.
Projektbau König GmbH based in Speichersdorf will take on the construction of the housing complex, with work due to begin in spring 2026. The ERL51 housing development is scheduled for completion in mid-2027. Projektbau König GmbH is a subsidiary of the long-standing Hans König & Sohn construction firm based in Speichersdorf, which has been operating in the region for over 100 years.
PLUTA attorney Mr Peter Roeger said, “We have achieved the best possible solution for the project in the sales process. Construction work on the housing complex can begin in 2026. This is really welcome news for the buyers, whose dream of owning a home can therefore become a reality. This is also a positive outcome for the creditors.”
The plan is to build modern owner-occupied apartments with two to four rooms and living space of between 54 and 101 square metres in a central location near the city centre. Prior to the insolvency, a quarter of the units had already been sold; another quarter have been reserved.
KonzeptBau GmbH based in Bayreuth had planned the project and carried out excavation work before activity on the project was suspended on account of the company’s insolvency. The business filed for insolvency in late March 2025. The Local Court of Bayreuth then appointed Mr Peter Roeger as provisional administrator. In early June 2025, the insolvency proceedings were opened for the company’s assets and the PLUTA attorney was appointed regular insolvency administrator.
Attorney Mr Roeger is being supported in the proceedings by business lawyer Mr Holger Christian Buehler. Over the past few months, the insolvency administrator and his team have conducted a structured sales process for the plot with the support of BGA Invest.
Sales process underway for other projects
The sale of the individual project development plots in Kulmbach (Erlenweg with 57 planned residential units) and in Hof (Alter Seligenweg with 55 planned residential units) to companies in the Projektbau König GmbH Group is planned for 2026.
Discussions regarding the project in Garmisch-Partenkirchen (Klammstraße with 22 planned residential units) are also being stepped up. Mr Peter Roeger said, “We will continue the sales process in 2026. We are already holding constructive talks. I am confident that we will also find an investor for the Garmisch-Partenkirchen project.”
